Are you a landlord in Croydon, Sutton or Bromley or in a borough where licensing is already making your life harder?

There's a deadline coming on 1 September 2026 that most landlords in this area still don't know about.

And unlike the Renters' Rights Act, which got wall-to-wall coverage, this one has crept up almost completely under the radar.

Croydon Council has approved a new selective licensing scheme starting 1 September 2026.

Fourteen wards. Every privately rented property in those wards. An £800 licensing fee, the same whether you own a studio flat or a five-bedroom house.

Miss the deadline and you're operating an unlicensed property. That's a civil penalty of up to £30,000. Your tenant can also apply to claw back up to 12 months of rent.

The neighbouring boroughs, Lambeth, Wandsworth, Southwark, have already been living with licensing for years. Now it's Croydon's turn.

On top of that, HMO rules are tightening for smaller properties. And the Renters' Rights Act, now three months in, is already catching landlords out in ways they didn't expect.

There's a lot happening at once. And most of it isn't being explained clearly anywhere.
